


Davidson
& Associates has been supplying quality appraisal services since
1953 when Willard Davidson, SRA established his "one man" appraisal
office in cooperation with Scott Real Estate Agency in downtown
Rockford. Willard was a member of the Society of Real Estate Appraisers
and held the SRA designation. Over the years Willard taught appraisal
courses throughout the northern Illinois area and mentored some of
Rockford's leading appraisers.
In 1975, Willard was joined by his youngest son Charles. Willard and
Charles worked together until 2002 when Willard retired. Davidson &
Associates is now operated by Charles Davidson, MAI, SRA and his
wife Rebecca Davidson.
The appraisal staff of Davidson & Associates is made up entirely of
of Illinois Certified General appraisers, qualified to meet virtually
any of your appraisal needs. Furthermore, all of our appraisers are
listed on the Illinois Department of Transportation's approved
appraiser list.
Charles Davidson, MAI, SRA is one of three Rockford based MAIs. An MAI
is a general appraiser that is a member of the Appraisal Institute and
has completed exhaustive educational requirements and professional
review to earn the MAI designation. The Appraisal Institute is the
nations oldest and most respected appraisal organization. In addition
to appraisal, Charles Davidson has served on all of the executive
officer positions of the Northern Illinois Chapter of the Appraisal
Institute more than once. Charles has also taught appraisal courses for
Rock Valley College and the Real Estate Education Company and qualified
as an expert witness in most counties in north central and northwestern
Illinois.
John Nelson has been with Davidson & Associated for more than 20
years. Prior to his career in appraisal, John had experience in new
construction and sales. John specializes in commercial and eminent
domain appraisal and has qualified as an experienced expert witness in
most of the counties in north central and northwestern Illinois. In
addition to being an Illinois Certified General Appraiser, John holds a
degree in Finance from Northern Illinois University.
Rebecca Davidson is a Illinois Certified General appraiser and
specializes in residential and commercial properties. She is approved
for FNMA and FHA appraisals and has performed appraisals for most of
the Rockford area lenders as well as the City of Rockford and Winnebago
County. Rebecca is also experienced in performing appraisals for tax
appeals and eminent domain purposes.
Davidson & Associates also maintains working relationships with
various northern Illinois appraisers for work referrals and for
collaborative efforts for large land acquisition projects.
Our firm can provide standard 1004 form appraisals for lending purposes
for fees typically ranging from $275 to $350 depending on location.
Large estates or custom homes may require higher fees. Our area of
operation for this type of appraisal is Winnebago and Boone Counties.
Non-residential appraisals are bid on a case-by-case basis. Typically,
any assignment requiring a narrative report will have a minimum cost
ranging around $1,000. The property type and scope of the assignment
are major factors in developing the fee.
Once
bid, we will stand by our terms of engagement unless something not
known at the time of the bid becomes apparent. Under no circumstances
will we unilaterally adjust the terms of engagement. We also strive to
give honest turn around time estimates (we realize time is of the
essences). Sometimes delays are unavoidable, but we keep the client in
the loop if a problem appears.
Our area of focus has been eminent domain appraisal and review
appraisal services. We have been providing appraisal services for the
Illinois Department of Transportation (District 2) since 1985. Other
major government clients include IDOT District 3, the Illinois Toll
Highway Authority, and the Federal Government of the United States of
America. We have also provided land acquisition appraisals for the City
of Rockford, County of Winnebago and most of the surrounding counties
and many municipalities.
We are the only Rockford area appraisal office whose entire appraisal
staff is listed on the I.D.O.T. approved appraiser list.

This
gives us the ability to take on small or large land acquisition
projects. Using a single office for larger projects results in greater
consistency in property valuation between various components of the
project, which typically benefits the negotiation phase. Dealing with a
single appraisal office also improves communication, minimizing
potential problems arising from changes to the project.

Auburn Street expansion, and we are currently the primary appraisal

Latham
Road overpass project. Other large projects include the third Rock
River crossing in the quad-cities area, various parcels along Route 2
between Byron and Oregon Illinois, Route 173 from Route 251 to the new
I-90 interchange in Machesney Park, and Route 20 improvements in
Galena, Illinois.
We also provide eminent domain appraisal services for property owners
(as long as our firm has not provided appraisals for the condemning
authority in the same project). Contrary to what some would suggest, we
are not "hired guns" for either side.
We are highly experienced in developing appraisal for eminent domain
(particularly under Illinois eminent domain law), meaning we are
knowledgeable in valuing the part taken and identifying elements of
allowable damage to the remainder. These are not skills typically held
by appraisers whose usual assignments are for lending purposes. We are
eminent domain specialists.
